American River 50-Mile Endurance Race Returns to Folsom

One of the nation's largest endurance races, the American River 50 Mile Endurance Race, returns to Northern California on April 6.
The race will start in the City of Folsom, where runners will take a scenic route along the southern end of Folsom Lake, the banks of the American River, and north along the western shore.
In addition to the 50-mile race, organizers are also offering a 25-mile race starting at Beal's Point and a 10-mile race starting at Rattlesnake Bar, with all races ending in Auburn.
Folsom Honored for Decade of Community Service Success

The City of Folsom has been recognized by the California Park and Recreation Society with its Recreation and Community Program Award for the long-running success of its annual Community Service Day.
The citywide day of volunteerism, entering its 11th year in 2024, brings together thousands of Folsom residents to work on projects benefiting the community. In 2023 alone, over 1,800 volunteers of all ages completed 34 community projects and 71 home repairs for local seniors.
Inaugural Folsom Flower Festival Brings Reggae, Fun and Fundraising

The first-ever Folsom Flower Festival is set to debut on April 20 at Rodeo Park, bringing a day of reggae music, craft beers, food trucks, and more.
Organized by local non-profit Friends of Folsom, the festival will feature nearly a dozen musical acts including Pato Banton, Arden Park Roots, and Island of Black and White.
The event, running from 10 am to 10 pm, will raise funds for Friends of Folsom's charitable causes supporting the local community.
🏠 7 Proven Strategies to Market Your Home
Marketing your home effectively is critical to attracting buyers and getting top dollar in a competitive market. Follow these seven strategies to ensure your listing stands out and sells quickly.
Optimize Your Online Presence: Most buyers start their search online. Post high-quality photos, detailed info, and a virtual tour in your listing to make your first impression count.
Harness Social Media: Actively promote your listing on social media. Use targeted ads and posts with great visuals to reach buyers.
Stage Like a Pro: Staged homes sell faster and for more. Declutter, neutralize decor, and arrange furniture to showcase your home's best features.
Welcome Buyers In-Person: Holding open houses and events allows buyers to experience your home firsthand. Welcome visitors personally, offer refreshments, and make a memorable impression.
Maximize Curb Appeal: Buyers judge a book by its cover. Invest time in landscaping, touch-ups, and making your entrance welcoming.
Choose the Right Price: No amount of marketing can overcome an overpriced listing. Research comps in your area and work with your agent to nail a competitive price.
Offer Enticing Extras: Incentives like covering closing costs or including a home warranty can set your home apart and motivate buyers.
With the right marketing plan, you can make your home irresistible to buyers and achieve a successful sale. Focus on showcasing your home's best features and have buyers eager to make an offer.
