Preservation Hall Jazz Band Lights Up Folsom

The Preservation Hall Jazz Band, a beacon of New Orleans music for more than six decades, will perform at Folsom's Harris Center for the Arts on March 11. The event will celebrate New Orleans' musical legacy, from its Afro-Cuban origins to its impact on contemporary music legends.
The band's latest album, "So It Is," explores this musical lineage, connecting the dots between New Orleans jazz, Afrobeat, and contemporary music.
The concert, starting at 7:30 p.m., provides a unique chance for locals to immerse themselves in the soulful, joyous sounds of New Orleans right in their backyard.
Volunteers Needed for Folsom's Spring Eggstravaganza

The City of Folsom invites volunteers for the annual Spring Eggstravaganza, a family-friendly Festival of Eggs, at Lembi Park on Easter weekend.
Join in on March 27, from 5:30-8 pm, to fill over 25,000 eggs with candy and prizes. Individuals, families, groups, and clubs are welcome. Participants must pre-register online, and those under 14 need adult supervision.
🥇 How to Craft a Winning Home Offer
Finding the right home is not enough, you also have to create a standout offer that sellers can't resist!
Get Pre-approved for a Mortgage: Before house hunting, secure a mortgage pre-approval. Sellers favor offers from pre-approved buyers, as it shows financial readiness and serious intent.
Offer Above Asking: An offer that surpasses the asking price can significantly boost your chances. In hot markets, being competitive can make all the difference.
Minimize Contingencies: Sellers are looking for a straightforward deal. Keep contingencies to a minimum, focusing only on what's crucial.
Increase Your Earnest Money Deposit: Show the seller you’re serious by raising your earnest money deposit above the standard 1-2% of the purchase price. A slight bump shows both your commitment and financial stability.
Make it Personal: Add a personal touch by writing a letter explaining why the home is perfect for you. This approach often resonates with sellers who carry a deep, emotional attachment to their home.
Be Flexible with Closing Dates: Get an edge by accommodating the seller's timeline. Whether they need a quick close or more time to vacate, showing flexibility can make your offer stand out.
Crafting a winning offer is about balancing competitiveness with financial sensibility. The right home is out there, it's only a matter of implementing the right approach.
