As fire season approaches, communities in West Sacramento, Rocklin, and Folsom are turning to an innovative solution to reduce fire risk: grazing goats.

Over 400 goats are employed to chow down hard-to-reach areas, cutting down on fire fuel, combat invasive species, and allowing native species to flourish. "The community has embraced the goats, and it has become its own unique thing within the community," said Jason Puopolo, Parks Superintendent.

Kyle Larson, an Elk Grove native, secured an impressive fifth place starting position in his first-ever Indianapolis 500. Larson qualified his Arrow McLaren Chevrolet with a speed of 232.846 mph.

Next Sunday, Larson will compete in both the Indy 500 and the Coca-Cola 600 in North Carolina, becoming the second driver in history to attempt this 1,100+ mile feat in a single day.

The Friends of the Folsom Powerhouse are hosting their 7th Annual Powerfest Taps and Tunes event on June 8th from 4-8 pm at the Folsom Powerhouse State Historic Park.

Early bird tickets are now available online for $35, offering unlimited tastings of over 20 regional craft beers and wines, live music, door prizes, and access to the historic site.

⚖️ How to Choose the Best Offer for Your Home

Getting multiple offers on your home is a dream scenario for most sellers. But how do you choose the right one? Here's what to look at beyond the offer price:

  • Financing: Require a pre-approval letter for financed offers and proof of funds for cash offers. Verify these with the lender or bank.

  • Contingencies: Favor offers with fewer contingencies and shorter contingency timelines. Common ones include financing, appraisal, home sale, and inspection.

  • Closing Date: Does their proposed closing timeline work with your moving plans? Weigh this against the offer price and terms.

  • Earnest Money: A higher earnest money deposit (1-3%) shows the buyer is serious and gives you financial protection if they walk away.

  • Backups: Even after accepting an offer, keep backups in hand. 2.8 offers per home sold is the current national average, so having a Plan B is ideal.

Work with your agent to compare offers side-by-side, considering all these factors, not just price. Take your time to evaluate everything and choose the offer with the best overall terms for your bottom line and peace of mind.
